Your roof condition impacts house sale value

flat roof home for saleYou are ready to sell your house, but is your roof ready? The condition of your roof directly affects  the value of your home and the ease of the sale. Here’s why roof condition impacts house sale value:

  1. Buyers will determine the amount they will offer based on the age of the roof. Air conditioning system and the condition of the kitchen and master bath also affect offer price. These are the most important elements of a home’s value to buyers so that they can determine what might be needed to replace in the future.
  2. Home inspections focus on the age and condition of the roof. While most shingle roofs are expected to last 20 years, in the Florida sun and heat, it is usually closer to 15 years. Home inspectors will assess roof condition and try to estimate the number of years left on the roof.
  3. Buyers’ insurance companies require a 4-Point Inspection to determine the estimated life remaining on a roof. The inspection covers HVAC (Heating, Ventilation and Air Conditioning), Electrical wiring and plumbing connections and fixtures, too. As long as a roof has five to seven years’ life remaining, the house will normally pass the 4-Point Inspection.
  4. Appraisers look at the age and condition of the roof to compare it to other properties sold. They will discount a house’s value if the roof is 13 years or older if it’s shingle. Tile and metal roofing have a longer life expectancy, so their value is not discounted unless the roof is over 25 years. The age and roof condition impacts house sale value accordingly.

Is my commercial roofer the right roofer for my house?

shingle aerialWe get asked this question a lot. The answer “yes” or “no” depending on your commercial roofer. At American Roofing and Sheet Metal, we provide both commercial and residential roofing solutions. However, we have specially trained teams who understand the intricacies of each product.

Business clients look to us for their industrial and commercial roofing needs because of our reputation for high quality workmanship and product durability. Further, we come in on-time and on-budget which is crucial to successful businesses. We service mid-rise buildings, shopping centers, multi-family communities and commercial buildings like schools, churches and industrial facilities.

Homeowners also want expert workmanship and have budget constraints, but they also want a variety of styles. We offer shingle, metal and flat roofs for residential homes. Our variety of shingle shapes and colors is second to none. Plus, we have several types of metal roofing depending on your location and style. Close to saltwater? Inland? We can give you the best roof for your area. For flat roofs, we have so many colors to choose from, too.

Unless your commercial roofer can “wow” you with residential options and show you that its roofing team is specially trained in residential roofs, do not take a chance with your home. Ask for photos of houses they have completed. Make sure your roofer understands the architectural guidelines for your neighborhood. Or just call 813.884.1815 to get an award-winning roofer in commercial and residential categories.

Three reasons to have a “New” roof inspection after one year.

shingle roof on lakeNew shingle roofs installed properly can last over 20 years, so why should homeowners have a “new” roof inspection after only one year? At American Roofing and Sheet Metal we believe this annual roof inspection is essential. So, we now offer a free inspection of residential roofs one-year after installation.

This first one-year inspection helps to identify any defects in materials or workmanship before damage can occur. We also look for areas which may need resealing or caulking. Whether we use drone surveillance or have our inspectors walk every inch of the roof, this preventative maintenance re-inspection is part of our goal of exceptional customer service.

The three most important reasons to have your new roof inspected each year include:

  1. Identify problems while they are small. While damage from storms is obvious and should be dealt with immediately, smaller issues can be hidden for years and can cause major leaks and damage to occur.
  2. Protect your roof warranty. It’s crucial to identify product defects early and problems with installation and workmanship before correction costs become your problem.
  3. Be prepared for tropical storm season. The near hurricane force winds we sometimes experience in Tampa Bay can damage the best installed roofs, whether new or a few years old. Annual inspections will identify areas where shingles or flashing have come loose. Or, they may indicate areas where future storms may easily cause damage. Correction prior to storm season will protect your home.

New roof donated to a veteran as part of Veterans Day honor.

free roof for vetWe love America, as you can tell from our name and our logo. While we salute our Veterans everyday, this Veterans Day we are donating a new roof to a veteran. American Roofing and Sheet Metal is working with Habitat for Humanity of Hillsborough County Florida, Inc. to award a worthy United States Air Force veteran a new home. Growing up, Vincent Smith never really had a house of his own. So, we are installing a roof on a new house for him with help from suppliers like APOC Roofing & Waterproofing. This new house is designed around the special needs of the younger brother he cares for who is battling a terminal illness.

In addition, just in time for Veterans Day, we completed the replacement of the Sun City Center Community Center roof. Afterward, we provided the facilities department with a luncheon where we recognized five team members for their service to this great country. We had the privilege of honoring each Veteran with a gift certificate to Mission BBQ. We honor and appreciate all veterans and will double the Roofs for Troops discount from GAF – Roofing when you call 813.884.1815.

Will metal roofing rust if I live on the water?

metal roof on the waterEveryone loves the look of metal roofing, but is it practical in Tampa Bay with so much saltwater around us?

American Roofing and Sheet Metal has chosen roofing products which do not rust during the lifetime of the roof. Storms and salt water create new challenges.

If you live within one mile of the water, we suggest an aluminum roof. While we use galvanized steel on homes away from the water, for the longest life for your roof near the water, we install a special aluminum roofing product. It is designed to prevent rust, even in the tropical saltwater conditions found around Tampa Bay.

Metal reflects radiant heat from the sun, minimizing midday heat gain. This means you save energy needed for air conditioning during the day. Though the material itself is low in insulation R-value, many systems utilize a dead-air space between the metal and roof deck to increase energy efficiency.
